How much do you charge up front? Nothing - we get paid when you get paid.

What hidden fees do you charge? None. We only charge you the management fee.

How do you screen tenants?  This is the most important service we provide. In addition to credit reports, rental, and employment references, we perform deep background checks of social media, local court records, and sex offender registries.  Our tenant eviction rate for non-payment is .008 of 1% out of thousands of tenants since 2000.

How soon will I receive my funds? On or about the 10th of the month via direct deposit.  You'll also receive a monthly income statement detailing expenses. Owners who prefer to receive checks through the mail should expect to receive funds after the 10th.

What if the tenant doesn't pay?  We initiate proper inquiries, send state-required notifications, and take appropriate steps to minimize the disruption to your income.   In the rare event that eviction becomes necessary, we use a local attorney and attend court as needed.

How are repairs handled?  After screening the request to determine if the tenant or landlord is responsible, we send a trusted contractor.  We can also send owner-preferred vendors or work with a home warranty company.

Do you inspect our property? Yes, before, during, and after the tenancy. We also take photos to document the move-in condition and any tenant damages.

What is the biggest problem you have with tenants? They leave the home dirty forcing us to send a cleaning crew before it can be rented again. 

Who pays when they don't clean? It's taken from the tenant's security deposit.
