FULL SERVICE PROGRAM

Our full service program handles all aspects of qualifying tenants, administration, maintenance coordination and rent collections.

QUALIFYING TENANTS:

  • Interview each tenant applying for a rental.
  • Check the applicant’s credit with the major credit reporting agencies.
  • Provide a background check to screen for sexual and violent offenders.
  • Verify personal information, including employment, rental history, income, etc.
  • Prepare all lease documents.

ADMINISTRATIVE SERVICES:

  • Handle all disbursement of collected funds to the property owner.
  • Manage all funds in a trust account.
  • Provide annual statements for tax purposes.
  • Ensure compliance with all local, state, and federal systems.
  • Create and maintain a file and accounting system.
  • Provide monthly financial reports to the property owner.

At Charthouse Properties, we believe that quick, reliable, and cost-effective property maintenance is a critical component of upholding the integrity of a rental property and ultimately helps to create a healthy, happy relationship between tenant and owner. It also preserves the property for future rent or sale.

MARKETING SERVICES:

Charthouse Properties website – This website receives a lot of traffic and is hot spot for finding local rentals. We include your property pictures, information, and a rental application to keep it convenient for those close by or who may be moving into the area.

Professional property signage – Many people tour the community they're interested in moving into making professional signage a must. We take care of all of that for you.

We require no money up front to begin marketing your property for rent.
We provide you with monthly and year end operating statements to simplify your accounting and taxes.  
We're always available and will  return your email or voice mail promptly.
 
DETERMINING RENTAL RATES
Keeping rents as high as the market allows leads to better tenants. We assist in determining the appropriate rent given market conditions and similar properties nearby.  
Advertise your property through the Multiple Listing Service (MLS) and websites for military families.  Our listings also appear on over 85 other websites including Realtor.com, Zillow, Yahoo, Hotpads, Trulia, Zumper, and many others. We provide yard/window signs depending on community rules.
 
TENANT SCREENING
Believe it or not, some applicants are in the process of being evicted when they apply for another home.
No other service we provide is more critical to success than tenant screening. Our screening process assures you of qualified tenants while reducing exposure to unreliable lease payments and a disruputed income stream. Our eviction rate to date is .008.
 
LEASING
Once a prospect is approved, we have them sign lease documents and collect a security deposit which we hold in escrow. 
We review renewal options near the end of the tenancy to fit owner needs.
 
MANAGEMENT
Pre-move in property inspections with pictures and a detailed report.
Rent is collected via online and mail, then remited to the owner via Direct Deposit or mail.
Provide 5 day default letters for late tenants.
On rare ocassion, initiate eviction proceedings when necessary.
Respond to property emergencies.
Screen repair requests and send a contractor when necessary.
While we work with home warranty companies, we don't recommend them.
Conduct periodic property inspections.
Conduct move out inspections and coordinate turnover maintenance and repairs.
